Municipal Corporation of Mumbai will also collect tax amount to maintain civic facilities and services to public of Mumbai Corporation. As per census report houses in Mumbai is around 20.5 million peoples. Share of property tax is around 22% in total revenue as per latest budget of BMC.
How to pay Mumbai property tax: –
Following steps to apply payment of property tax through online mode.
Visit online portal of BMC https://portal.mcgm.gov.in. new web page will open with multiple optional tabs in these options select online services option.
There will be a drop down menu will open from that menu select pay property tax option.
A new web page will opens in this page enter property/ Asset account number which is available in property receipt.
After this select relevant option from below option “outstanding Bills, View receipts, Make payment” respectively.
Apart from this you can also visit BMC citizen login portal and enter property account number and select login option and pay property tax.
If you don’t know property account number then select Search option instead of login and enter details of Ward, Name, address of building for which search is going on.
After login select Accept Button after confirming / verifying details of property displayed on screen.
Total outstanding amount will be displayed in FIFO basis, now click payment option to continue payment process “online Payment”.
You can make payment by using payment options such as Net Banking and Credit/ Debit Cards and after successful payment take receipt of property tax as reference in future.
If forget to take receipt of property tax after payment no need to worry, just visit official website and in online service select view receipt option by entering property / asset account number.

Offline mode: –
In offline mode person need to go and paid at nearest assistant revenue office or BMC help center or Citizen Facilitation center at all ward offices.

Property Tax = Tax rate X Capital value
Rebates on Mumbai Property Tax: –
Rebates on property tax of Mumbai is done by BMC only.
Property under carpet area about 500 sq.m are exempt from payment of property tax.
Houses and flats between 500- 700 sq.m are eligible to get 60% concession on property tax
Properties exclusively used for public worship or charitable purposes
Due date and Penalty: -.
property tax payment month is 30th June of every year in BMC and if delayed penalty is charged up to 2% of interest on outstanding amount of property tax beyond due date.
